Yas Point by Aldar launched on 10 July as a new waterfront district on the northern shore of Yas Island and carries an estimated gross development value of AED 6 billion. The masterplan will include 1,600 residences, a five-star hotel and an international school, built around Yas Island's first public beach on its northern side.
Yas Point covers 600,000 square metres on the northern shore of Yas Island and is designed to eventually house 5,000 residents. A waterfront promenade connects three parks, including Lea Park, to nearby communities such as Yas Acres and Yas Riva. The shoreline will also include retail, dining, water taxi services, kayaking and windsurfing.
Nearby are located Yas Mall, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Marina Circuit and Disney Abu Dhabi, an existing and growing cluster of attractions that already draws visitors to the island.
The Canopies is the first project in Yas Point, and it already generated AED 1.5 billion at launch. 84% of buyers were first-time Aldar customers attracted by the island's lifestyle. The community comprises 592 apartments across six buildings, priced from AED 1.65 million, and handover in Q3 2030.
Due to strong customer demand, Aldar plans to launch further residences within the masterplan in the coming months.
