Haven — new community in Dubailand, Dubai

The leading developer of Aldar Properties launches its first community in Dubai called Haven. The exciting project will be an eco-friendly neighbourhood in the family-oriented Dubailand district, next to the major highways of Al Ain – Dubai Road and Emirates Road.

The first phase of Haven includes Elite Haven Villas with 4–6 bedrooms, Serene Villas with 3–5 bedrooms and Park Haven Townhouses with 3 and 4 bedrooms. The area of the property varies from 1,808 sq. ft to 9,042 sq. ft, while the built-up area — from 2,282 sq. ft to 9,192 sq. ft. The residences have backyard gardens, terraces, balconies, staff rooms, parking spaces, walk-in closets and pantries. Elite Haven Villas will be additionally equipped with preparatory and demonstration kitchens, patios and offices.

Haven residents are offered many facilities for physical and mental health, including Haven Central Park, Haven Spa, a wellness centre, swimming pools for adults and children, a Clubhouse, shaded play areas, a meditation pavilion, a Zen Garden, and nature and reflexotherapy trails. There is a Treehouse — a complex with a lounge and coworking areas around a large tree — at the entrance to the community. Objects of infrastructure within the community include a kindergarten, a nursery, a school, a mosque and a retail plaza. Residence owners will also be able to make the most of a la carte services, including residential cleaning, childcare, landscaping, and much more.

Haven will support and advocate all sustainability standards, as the community provides systems for water conservation, devices for charging electric cars, smart waste disposal systems and abundant green spaces. The master development is also equipped with smart irrigation systems, integrated security and safety management, noise monitoring and sound masking.

The cost of real estate in Haven starts from AED 2.5M (USD 681K), which means the price per sq. ft in the community varies from AED 950 (USD 259) to AED 1,100 (USD 299), which is a much lower cost compared to similar projects in the area. Buyers are offered favourable payment plans of 70/30 for Elite Haven Villas and 60/40 for Serene Villas and Park Haven Townhouses, with an initial payment of just 5%.

The start of sales will be on October 31, and the handover of Haven is scheduled for Q3 2027.
