Gardenia Bay — new community on Yas Island in Abu Dhabi

Aldar Properties presents the residential community of Gardenia Bay on Yas Island. The project will include 6–7 storey buildings named Orchid, Ivy, Iris and Rose which will include the first 210 residential units out of more than 2,400 residences in total.

During this first phase, studios and apartments with 1–3 bedrooms are offered, with living areas between 473 sq. ft and 1,938 sq. ft. The sales launch is scheduled for September 8, 2023. The initial price of a studio is AED 805K (USD 219K), and buyers will be able to benefit from a 50/50 payment plan with a down payment of 5%.

The developer will design the residences to fit your lifestyle. As a result, buyers will be able to choose from several finishes and styles. The layouts of all studios and apartments will include balconies with views of the canal or the community, and in addition, some residences come with laundry rooms and staff rooms.

The project offers amenities for life, work and leisure. Gardenia Bay will have a beach and a beach club, swimming pools, a yoga area, a cinema, a garden, playgrounds, cafes, and restaurants. A gym and a wellness trail will be available to maintain physical fitness, and the community will also be suitable for professionals as well, as there will be coworking and conference rooms located within the buildings. Pet owners will be able to walk their pets in a special dedicated dog park.

The neighbourhood is focused on sustainable development, which will have a positive impact on the environment. The buildings will meet the Pearl 3 rating in the Pearl Rating System, therefor, shaded public areas and playgrounds, recycled materials and energy consumption control will be used throughout the development. Smart metres and secondary use of water will help to reduce its consumption.

The estimated starting date of construction of Gardenia Bay is during the first quarter of 2024, and the handover is expected to be in the second quarter of 2027.
