West Yas is an apartment complex in Abu Dhabi. The project was commissioned in April 2019. The developer was Aldar. The master plan of the development includes 1,017 properties. These include two-story villas with 4 and 5 bedrooms.
The houses have an authentic detail: a terrace in the form of a majlis, decorated in a traditional style with wood and bamboo. There are four different layouts. Each villa has a covered parking lot, maid’s room, living room, and balcony. The floor plans differ in the number, size and location of the bedrooms and bathrooms. Each house is adjoined by a plot of land measuring about 600 sq. m (6500 sq. ft) with a private garden. Villas are sold unfurnished. They come complete with plumbing, kitchen appliances and built-in closets.
West Yas’ infrastructure includes the following amenities:
Properties range in size from 445 to 1,161 sq. m (4,800 to 1,500 sq. ft). The starting price of a property is AED 4,200,000 (USD 1,143,000).
West Yas is located on Yas Island. It is an environmentally friendly area close to the beach, the famous white sand and clear blue water.
Nearby is the highway E11 and there are two bus routes. There is a shuttle service from the island to the city. Abu Dhabi International Airport is a 15-minute drive away and Dubai can be reached in about an hour.
Yas Island has two schools, kindergartens, and the medical center, Yas Marina Circuit.
The Yas Mall is a 15-minute walk away.
Residents of West Yas have access to the island’s famous attractions. The closest to the residential community is Yas Waterworld Water Park with 43 attractions. The Ferrari World theme park is within walking distance.
West Yas is generating lots of investor interest. The return on investment in four-bedroom villas is 4.8% per annum. The island continues to evolve; its development plan is only half completed. Even now, events of international renown are held here: races, festivals, and conferences. There is a high demand for purchases and rentals near the famous beach, and close to Abu Dhabi attractions.
