Yas Bay is one of the most anticipated mixed-use projects in the capital, located on the sought-after of Yas Island. Developed by the award-winning Miral, it is set to become a premiere leisure and entertainment destination across the emirate. A total of AED 4B (USD 1.1B) is being invested into the upcoming development and it is expected to attract more than 10,000 top business professionals and 15,000 future residents.
The mixed-use project is divided into four districts: Pier71, Promenade, Boardwalk and the Arena District. According to the master development plan, Yas Bay will include the Etihad Arena Stadium (formerly Yas Arena), a 545-room Hilton Abu Dhabi Yas Island Hotel, a pier and waterfront that will house more than 50 restaurants and cafes, 20 retail outlets, a beach club and a cinema.

Yas Bay is conveniently located in the south of Yas Island, providing easy transport connectivity to the rest of the emirate. For instance, Al Reem Island and the central part of Abu Dhabi can be reached within a maximum of 30 minutes’ by car. A drive to the cultural capital of Saadiyat Island, featuring various attractions such as the Louvre Museum, the Sheikh Zayed Mosque and the upcoming Zayed National Museum, will take approximately the same period of time. Moreover, Yas Bay boasts close proximity to the upcoming sustainable development of Masdar City and Abu Dhabi International Airport; both can be reached within 15 minutes. Dubai is accessible within 1 hour 15 minutes providing there is no traffic.
In addition to the above, residents and visitors of the area can visit places such as the concert venue Du Forum, The Waves Park, Yas South Skate Park, Playground, Yas Beach, The Point Waterfront, Carparking (one of marina fireworks view) as well as other interesting places and attractions.
The 9,7 sq ft development on Yas Bay is set to become the most vibrant destination for leisure, business and entertainment across the emirate. By creating this project, Miral contributes to the economic diversification plans of Abu Dhabi. In fact, it has already delivered several record-breaking attractions on Yas Island already, including the Warner Bros. World theme park, Yas Waterworld, Ferrari World Abu Dhabi, CLYMB Abu Dhabi and the upcoming Warner. Bros Hotel.
Yas Bay will include a unique beach club, as well as 1,962 square feet of indoor and outdoor retail and entertainment space, with ample parking for 2,500 cars. The master developer Miral predicts an annual footfall of 6.3 million by 2026 in the upcoming development.
According to the Bayut & Dubizzle H1 Sales Market Report for 2021, Yas Island has been one of the most popular areas in Abu Dhabi to buy luxury apartments. The prices for these residential units have risen by 0.95% from to AED 1,207 (USD 329) sq ft. The ROI of luxury apartments has reached 7.1%, as of H1 2021.
The minimum annual rental price for a 1-bedroom apartment at Yas Bay is AED 45,000 (USD 12,250). When calculating net profit from investments, one has to consider 5% VAT of approximately AED 2,250 (USD 613) and management fees, about AED 4,500 (USD 1,200) per year. In this case, the estimated net profit from a 1-bedroom apartment on Yas Island amounts to AED 41,000 (USD 11,200).

Yas Creative Hub at Yas Bay will become the new home of twofour54 Abu Dhabi, the capital’s media free-zone. It is aimed at expanding the media, gaming and entertainment sector of the emirate by opening doors to a wide range of SMEs, freelance professionals and a group of global companies. Yas Creative Hub is expected to create jobs for up to 16,000 professionals by the end of 2031, tripling the number of employed workers in Abu Dhabi.
Facilities of the upcoming commercial development will feature the Arab Film Studio, almost 280,000 sq. ft. of rooftop space and an external amphitheater. As well as this, there will be 5 towers at Yas Creative Hub with over 600 businesses providing multiple opportunities for commercial investments. Among the confirmed companies joining Yas Creative Hub, there are Ubisoft, CNN and Unity Technologies as well as some of the biggest production companies in Bollywood and Hollywood.
Completion is scheduled for November 2021, after which the Yas Creative Hub will be the size of 40 soccer fields (more than 27M sq. ft.). The complex will be built on Media Boulevard, whose master plan includes a huge park and plaza. The Hub is connected to Etihad Arena and The Waterfront via a landscaped terrace with a large selection of cafes, parks and restaurants.
Yas Creative Hub has been designed by the award-winning MZ Architects. The company is known for developing the innovative concept of the Aldar Headquarters, which is the first circular building of its kind in the Middle East.
The highly anticipated mixed-use project, Yas Bay will be home to sustainable community spaces and landscapes with a beautiful sea view. Residences Yas Bay will comprise low to mid-rise buildings with heights ranging from G+8 to G+18. Homebuyers can choose from a wide range of studios and 1-3BR apartments with living spaces of 489 sq. ft. to 2,602 sq. ft. There are also spacious 2-3BR duplexes available for sale with sizes varying from 1,863 sq. ft. to 2,727 sq. ft. The purchase price of apartments start from AED 620,000 (USD 170,000) and the starting price of buying a duplex costs AED 1,660,000 (USD 452,000).
Another attractive option for investment is a hotel plot overlooking the azure waters of the Arabian Gulf. The size of the plot is 412,580 sq. ft. and is designated for a 5-star hotel (G+7). The GFA of the hotel land plot is 531,037 sq. ft. and can be purchased for AED 71M (USD 19,33M).

The Waterfront will be the focal point of Yas Bay, providing a range of leisure, entertainment and recreation options. Besides Etihad Arena and Hilton Abu Yas Hotel, it will feature:
Pier71 at Yas Bay will offer a number of its own F&B destinations accessible by water taxi, boat, car, foot and bike. Speaking of restaurants, the upcoming mega-development will be home to many award-winning eateries and bars such as Akiba Dori, Zeera, The Lighthouse, Siddharta Lounge by Buddha Bar and Asia Asia, just to name a few. These destinations are expected to open in Q4 2021.
The Etihad Arena opened its doors in January 2021. The unique indoor entertainment venue is adapted for both private 200-seat events and concerts with 18,000 spectators. To order food and beverages, visitors have to install the Etihad Arena application, where the arena staff will deliver the chosen items in no time.
In addition, there is a VIP lounge with 16 suites and a private bar, as well as a large ballroom which is one of the distinctive features of the Etihad Arena. At 12,916 square feet, it can be divided into three separate rooms with soundproof partitions.
