Here is your comprehensive guide to the online procedure:
Your agent submits the full set of transaction documents to the registration trustee via a dedicated email. The documents set normally will include the following documents scanned:
Internal forms A & B
from The Agents
Sale Contract (Form F)
Signed By All The Parties Involved
Copy of
The Title Deed
NOC
from The Developer
IBAN Number
for The Seller
Passport & Emirates ID
of Both The Buyer and Seller
Step 1
Upon the receipt of the scanned documents from the agent by email, the trustee will do the registration of the transaction and upload it to the Land Department online system
Step 2
The Land Department will initiate a video conference call with the buyer and seller to confirm their identities and to verify their signatures on the contract
Step 3
Upon the successful verification, a payment link to the IBAN account of the Dubai Land Department will be sent. The purchase price, all government transfer fess along with the trustee’s services shall be made according to this link to the DLD account
Step 4
Once the due payments are received into the DLD bank account, the transaction is approved, a new title deed in the buyer’s name is issued and the payments for the involved parties are disbursed (purchase price to the seller’s account, broker’s commissions to the agents’ account and service fee to the trustee’s account)

Procedure for The Online Mortgage Discharge
Step 5
The following documents are to be presented to the trustee’s office in scanned copies:
- A Clearance Letter from The Bank
- Title Deed
- Owner’s Passport and Emirates ID (if available)
Step 6
Upon the receipt of the above documents the trustee office will create the transaction in the DLD online system and the instructions on the fees to be settled will be sent to the client along with the IBAN details for the payment
Step 7
Once the fees are received into the DLD account the mortgage discharge will be processed and the relevant documents will be provided to the title deed holder
Please note that the Dubai Land Department online system is available for transactions only from 8AM till 2PM, except Friday and Saturday
